Summary

Goals
The primary goal was to analyze the emissions and cost savings achieved by Bright Power’s flagship efficiency and electrification project at Sacramento Manor, as well as to create a framework that would be useful for analyzing savings from similar retrofit projects. Side projects included developing standard hourly usage profiles for multifamily buildings using the NREL modeling tool ResStock, as well as analyzing the performance of installed heat pump water heaters.
Solutions
There were challenges related to data availability, uniformity, and granularity available at Sacramento Manor. Weather data was used to normalize usage throughout the year, as well as to fill in gaps in data. Additionally, a methodology was developed to disaggregate space heating from domestic hot water usage. The analysis showed that the new heat pump water heater systems at Sacramento Manor save about 3 million lbs of CO2e per year, as well as $63,000 per year in utility savings.
ResStock is a highly sophisticated building energy modeling tool. Inputs characteristic of Bright Power’s typical projects in the Bay Area were used to generate standard hourly usage profiles, which will inform future heat pump water heater installations.
Potential Impact
The framework developed for emissions savings analysis will allow Bright Power to easily calculate the impact of similar electrification projects. As Bright Power seeks to incorporate impact data into company decision-making, the results here will be key to developing the company’s strategy to maximize emissions reductions in the multifamily residential sector. The heat pump water heater performance analysis and hourly data profiles from ResStock will further enhance Bright Power’s engineering calculations, particularly as they pertain to time-of-use rates and utilizing renewable energy for electrification in California.
