Phitchaya Phansopha developed a data-driven tool that significantly enhances Greystar's sustainability efforts, enabling substantial reductions in utilities consumption.

Goals

During a 12-week Climate Corps fellowship at Greystar, Phitchaya Phansopha, an MBA candidate at the Foster School of Business, University of Washington, was tasked with enhancing Greystar's sustainability initiatives. The primary goal was to integrate and analyze data from a 150-question Sustainability Survey with utility consumption metrics, such as energy, water, waste, and carbon, to develop a solution for improving operational efficiencies across Greystar's property portfolios.

Solutions

Phitchaya addressed the challenges using a structured three-phase approach: Data Analysis and Integration: Conducted an in-depth analysis of existing data to extract actionable insights and developed new datasets linking these insights with tailored sustainability recommendations. This data was integrated into a robust Power BI model. Tool Design and Development: Drafted initial visual concepts for the GreenStar tool and refined them through literature reviews and feasibility studies to ensure recommendation viability and potential savings. Deployment and Enhancement: Successfully deployed the final tool on Greystar's intranet, incorporating user feedback to improve data visualization and functionality, ensuring the tool aligned with Greystar's strategic sustainability goals.

Potential Impact

The GreenStar recommendation tool, developed by Phitchaya, is projected to achieve a 31.55% reduction in energy usage and a 7.35% reduction in water consumption across Greystar properties. This scalable solution not only advances Greystar's sustainability goals, including achieving operational net-zero carbon by 2040, but it also sets a new standard for responsible real estate management. By providing actionable insights and tailored recommendations, the tool empowers over 1,300 communities to effectively reduce their environmental footprint.
