Goals

Grubb Properties’ stakeholders need quick and reliable access to energy and water consumption data to efficiently manage their assets. Currently, the company is looking for better ways to accurately measure its environmental impact and report its sustainability performance. Grubb Properties assigned Mauricio Hernandez the task of finding innovative and pragmatic solutions to efficiently manage large amounts of information related to energy and water consumption and to collect energy consumption data from its residential properties.

Solutions

Mauricio Hernandez approached this challenge using a three-step approach:

1. Identify the needs of the project and understand Grubb Properties’ current energy/water data management process. After reviewing all Grubb Properties’ utility accounts and identifying the stakeholders’ needs, Hernandez suggested the most appropriate approach to satisfy the projects’ goals.

2. Identify and test potential solutions. Hernandez proposed and tested several technological architecture options for energy submetering and detailed the energy/water consumption data management process.

3. Analyze the benefits and challenges of implementation. Hernandez compared the costs, features, challenges, and benefits of potential solutions and made recommendations.

Impact

By implementing energy submetering technologies, Grubb Properties would be able to offer an innovative service to its residential tenants to measure and visualize their energy consumption in real time. With this data, the company would be able to measure its scope 3 emissions and differentiate itself from other real estate companies. It would have the capacity to offer customized solutions to its tenants to help them improve their carbon footprint.

Additionally, by implementing an automatic utility data management service, Grubb Properties would have reliable and timely data for sustainability analysis/reporting and property benchmarking. This would in turn allow for annual energy savings of up to 12,330 MWh and offset 5,000 tonnes of CO2e emissions.
